I'm trying to fight against the paranoia of the existing estate agency industry in the UK, which has individual agents preoccupied with trying not to lose any instruction to any competitor. It's mad and, ironically it's keeping down their fees.

Just another estate agency website? Well yes … and no. Charles Lister is one of the UK's first “virtual agencies”. It has no physical office at all, and sells properties soley through the internet. Or a consumers‧ champion taking a simplistic critical position against estate agents?

No. These words are from Henry Pryor, an estate agent formerly employed by Savills, Strutt and Parker and The London Office. His outburst came as he opened a “virtual” estate agency called Charles Lister that has no physical office and is using technology to cut costs, improve service to customers — and start a campaign to increase those fees.

Charles Lister works like this.

First, it recruits estate agents to subscribe to the company at £1000 per office per year, or at a rate of £100 per office per month.

Second, it then uploads any or all of the subscribing agents‧ property portfolios from their own databases and websites on to the Charles Lister site (www.charleslister.co.uk). The total contents of the site are accessible only to subscribing estate agents but members of the public can interrogate the system as they can any more conventional estate agent's website.

Third, any one agent — even if he has properties from only a small geographical area — can therefore respond to a request if a customer walks into an office in, say, central London and asks if there are properties available in, say, Yorkshire. The agent simply scours the full database for a suitable home.
